RICS HomeBuyer Report
The RICS HomeBuyer Report follows a standard format and is designed for properties of a traditional type and construction.
The Report focuses on matters which need repair or replacement or may impact on the value of the property. The Surveyor applies condition ratings to elements of the building, the services and any garages or permanent outbuildings. These condition ratings will tell you whether defects are serious or urgent, and recommendations will be given where further investigation is necessary, including enquiries to be made by Legal Advisers before contracts are exchanged.
The Report also provides a Market Valuation to enable you to make an informed decision on what is a reasonable price to pay for the property, and a reinstatement cost (which you will need for insurance purposes).
For more individual, older or unusually constructed properties we would recommend a Building Survey.
